Harbor commissioners approved lease conditions for a new sandwich shop that will be located in the local port.

Staff can now draft a lease agreement for the new sandwich and delicatessen shop, called BC's Boardwalk, which will be placed on the corner of Citizens Dock Road and Starfish Way in the harbor.

Bill Cobb, owner of BC's Lake Earl Market, plans to open the shop once he obtains the necessary permits. The new eatery's menu will be modeled after Cobb's existing shop, and he will also serve ice cream and espresso drinks.

The lease terms will probably state that the shop's location must be temporary, because the harbor has future plans to put permanent retail buildings in that space. Cobb plans to convert an office trailer into a small, nautical-themed sandwich shop with an outdoor deck.

The shop will likely open later this spring.

Harbor commissioners also approved contributing $5,000 next fiscal year to the Tri-Agency Economic Development Authority, a governing body composed of the county, city and harbor. Commissioners said they hope this agency will help spur more economic development county-wide, especially in the harbor.

andquot;I think it will be a very useful thing,andquot; said Patrick Bailey, Board of Harbor Commissioners president.

With similar hopes for economic development, commissioners also approved a contract with a consultant who will help revise a portion of the harbor's master plan that deals with zoning. The master plan calls for mixed-use residential and business buildings to be developed in the harbor, but current zoning designations don't allow for that type of development, Harbormaster Richard Young said.

andquot;The master plan is supposed to be a changing document,andquot; said Young, adding that one or two public workshops will probably take place later this spring to make sure future zoning is in line with the type of development people would like to see in the harbor.

In other news, commissioners have called on the Del Norte County Board of Supervisors to declare a dredging emergency to the state to try to secure funding to dredge the federal channel. This declaration will likely take place at the Board of Supervisors meeting next Tuesday.
