A three-foor, 51-unit condominium building could replace the health clinic on A Street in Crescent City.
Randy Baugh, president of El Dorado Hills-based Development Consultants Inc., seeks city planning commission approval for plans to start construction of Coasta Norte in spring 2008.
The building and 81 parking spaces, including an underground garage, would take up more than 105,000 square feet of the 1.2-acre site.
Developers will host a public meeting 6 p.m. Tuesdsay at the neighboring Hampton Inn to review plans and hear area residents' concerns.
The city planning commission will hold a public hearing for the project 5:30 p.m. Thursday in the Cultural Center at 1001 Front St. The project needs a variance for the density that will exceed the lot size. It also requires a development permit for building in the coastal zone.
Plans call for six one-bedroom units, 36 two-bedroom units and nine three-bedroom units. All will have balconies and views of either the mountains, harbor or Pacific Ocean.
Common areas for residents will include an exercise space and gazebo. Paths across the property will allow public access to the beach.
Developers wanted to sell all of the condo units, but city officials asked for plans to include some vacation rental units, Baugh said. The project includes 37 units for sale and 14 as rentals in the 78,000 square-foot structure, Baugh said.

The Del Norte Healthcare District sold the oceanfront land to Baugh's company earlier this year for $1.35 million.
The property had drawn interest from other private organizations. Local hotel owner Bhanu Patel made a bid. Crescent City nonprofit Rural Human Services made two offers, aiming to expand its independent living, adult literacy and emergency care programs to the site.
